About these terms
These Terms and Conditions govern your use of the Vaysin Properties pages of www.vaysin.com (the “Website”) and the property services offered by Vaysin Properties, a Vaysin Group company (“Vaysin Properties”, “we” or “us”).
By using the Website, contacting us on WhatsApp or asking us to arrange a site visit, you agree to these terms. If you do not agree, please do not use the Website.
Vaysin Properties currently provides its services for properties in Bengaluru, Karnataka only.
Our role
Vaysin Properties is a property intermediary. We publish listings supplied by property owners, landlords, developers and other authorised persons, and we help clients view properties and conclude rental, lease, purchase and paying guest arrangements.
- We are not the owner or landlord of listed properties unless a listing states otherwise.
- The rental, lease, sale or accommodation agreement is between the client and the owner or the owner’s authorised representative. We are not a party to that agreement.
- We do not provide legal, financial, valuation or tax advice.
Listings and property information
Listing information such as price, area, floor, furnishing, availability, photographs, videos and distance to metro stations is based on information provided to us and may change without notice.
- Photographs and videos are provided for illustration and may not show the current condition of the property.
- Areas are approximate. Please confirm the carpet area, built-up area and super built-up area in the agreement.
- Distances to metro stations are approximate and are not measured travel routes.
- A property may be rented, sold or withdrawn before its listing is removed from the Website.
- Prices are asking prices. The final terms are agreed between you and the owner.
Please inspect the property and verify ownership, title, approvals and documents before you pay any amount to anyone.
Enquiries and site visits
You can contact us through the WhatsApp number or email address shown on the Website. When you ask about a property, we may share your name and phone number with the owner or the owner’s representative so that a visit can be arranged.
Site visits are arranged by appointment. You agree to give accurate information in your enquiries.
Brokerage fee
Vaysin Properties charges a brokerage fee for its services. This section explains when the fee applies and how it is communicated.
No charge for using the Website
There is no charge for browsing the Website, searching for properties, viewing photographs and videos, or sending an enquiry.
When brokerage is payable
Brokerage is payable when a rental, lease, purchase or paying guest arrangement is concluded for a property introduced or shown by Vaysin Properties. The arrangement is treated as concluded on the earlier of:
- the signing of the agreement; or
- the payment of a token or advance amount to the owner.
Amount of brokerage
The brokerage amount depends on the type of transaction, the property and the terms agreed. We communicate the amount, or the rate used to calculate it, in writing on WhatsApp or by email before a site visit is arranged. The amount communicated in writing applies to that transaction.

Taxes
GST and other applicable taxes are added to the brokerage where they apply.
How to pay
Pay brokerage only to Vaysin Properties, using payment details shared from our official WhatsApp chat (open WhatsApp) or from help@vaysin.com. We issue a receipt or invoice for every payment. Please do not pay brokerage to any person or account that we have not confirmed in writing.
If a transaction does not proceed
No brokerage is payable if no arrangement is concluded. If an arrangement is concluded but does not go ahead because the property was not available or the listing details were materially inaccurate, we refund the brokerage paid for that transaction.
Owners and landlords
If you list a property with us, any brokerage payable by you as the owner is confirmed in writing before the listing is published.
Acceptable use
When you use the Website you agree not to:
- copy or collect listings, photographs or videos in bulk, or use automated tools to access the Website;
- submit false or misleading enquiries or listings;
- use the Website for any unlawful purpose; or
- interfere with the operation or security of the Website.
We may restrict access to the Website if it is misused.
Listing a property with us
If you ask us to list a property, you confirm that:
- you are the owner of the property or are authorised by the owner to list it;
- the information, photographs and video you provide are accurate and you have the right to share them; and
- you will tell us promptly when the property is no longer available.
We may edit, decline or remove a listing at any time.
Intellectual property
The Vaysin name, logo, design and content of the Website belong to the Vaysin Group or its licensors. Photographs, videos and descriptions of properties are supplied by owners or prepared for listings.
You may view the content for your own use in connection with finding a property. You may not reproduce, distribute or use it commercially without our written permission.
Advertising and third-party services
The Website may display advertisements provided by Google and other advertising partners. We do not control or endorse the products or services advertised.
The Website links to WhatsApp, which is provided by Meta. Your use of WhatsApp is subject to its own terms and privacy policy. We are not responsible for the content or practices of third-party websites and services.
Limitation of liability
To the extent permitted by law, Vaysin Properties is not liable for loss arising from reliance on listing information, from the acts or omissions of owners, tenants, buyers or other third parties, from the unavailability of the Website, or for indirect or consequential loss.
Our liability in relation to any transaction is limited to the brokerage we received for that transaction. Nothing in these terms limits any liability that cannot be limited under applicable law.

Our handling of personal information is described in the Privacy Policy. Please also read the Disclaimer.
Changes to these terms
We may update these terms from time to time. The updated version applies from the date it is published on this page. If you continue to use the Website after that date, you accept the updated terms.
Governing law
These terms are governed by the laws of India. The courts at Bengaluru, Karnataka have jurisdiction over disputes arising from them.
